The word “guesthouse” slightly understates the scale, but it captures the concept: Kinn Guesthouse looks and feels like a perfectly modern design-forward boutique hotel, but with a slightly low-key, all-suite residential vibe. This means a self-guided check-in with no traditional front desk, and a set of fully stocked kitchens for guest use.
The suites, for their part, are as stylish as any big-city boutique hotel, and benefit from plenty of extra space as well as substantial comforts — the bedrooms are furnished with attractive, usable pieces, including luxe Omaha mattresses and bedding by Brooklinen, and the bathrooms are positively indulgent. The look is the sort of urban-loft aesthetic at which this storied industrial city excels, made even more modern by the inclusion of some adventurous color choices and eye-catching contemporary art.
Guests with an appetite for self-catering are welcome to use one of Kinn Guesthouse’s fully stocked communal kitchens; for full service, there’s the Wolf on Broadway, a restaurant and bar by the local restaurateurs Wolfgang Schaefer and Whitney McAllister. Beyond that, downtown Milwaukee is blessed with seemingly no end of worthwhile restaurants and bars, not to mention shops and other attractions — though the service concept may be low-profile, your hosts are full of recommendations.

Need to Know
- For prepaid reservations, Kinn Guesthouse reserves the right to cancel your reservation if they do not receive the Pre-Payment Deposit. A cancellation confirmation will be sent via email immediately after cancelling your booking.
- Upon booking your reservation, you will receive a confirmation email providing you access codes to all of the exterior and interior doors of the property, as well as to your room door. Doors can be accessed 24-hours per day. Check-In time is 3pm and check out time is 11am.
- All reservations require a $250 security deposit, which be held during the duration of each guest's stay. The $250 hold on the card will remain until the guest has checked out and the room can be inspected for any damages. Once it is determined there are no damages to the room, the hold will be released. In the event there are damages in excess of $250, Kinn Guesthouse will charge the credit card the amount to cover these damages.
- Smoking is not allowed in any rooms or anywhere inside the Kinn Guesthouse property. If ANY evidence of smoking is found in the room or in any of the building areas such as window ledges, stairs or the entrance area (or anywhere on the property), a $250 smoking fine will be assessed to your room charges. Please note that Kinn Guesthouse complies with the local health and safety guidelines and recommendations provided by the State of Wisconsin on smoking in public places. During your stay, all room furniture, fixtures and equipment and furniture should be treated with care and kept in order. Immediate notification to Kinn Guesthouse staff will be expected of any damages or breakages on the premises. Guests are financially responsible for any damage to the room and/or property. This includes losses caused by the guest or thru third-party negligent actions and behavior. A summary check will be made of the room at check-out time. However, a more detailed review of the condition of the property, room and all equipment and facilities will be made soon after check-out and before another guest occupies the same room. Guests are responsible for any damages or breakages found that are over and above normal wear and tear and usage. In this case, a detailed statement of damage along with an invoice for the repair or replacement cost will be charged to the credit card on file immediately upon discovery. Please note, immediate notification after check-out of any damages to, breakages in or issues with the property or room or room is expected. Kinn Guesthouse will take any necessary action to resolve any issues and make sure all the equipment and facilities are working and provided as expected.
- If you are already staying and would like to stay longer, please let Kinn Guesthouse know at least 24 hours before your check-out date. They will do their best to accommodate your new plans and this may include relocating you to a similar room should this be necessary.
- All guests must be 21 years or older to confirm guest room accommodations at Kinn Guesthouse. A valid photo ID must be presented at the time of check in for age verification.
- Rooms 101, 102, 103 & 104 are the dog-friendly rooms in the Downtown Guesthouse. The fee is $65 per pet, with a limit of 1 pet per room, and all dogs must be registered prior to check-in. Exotic pets are not allowed. If there is a pet found in a room without hotel knowledge, a $250 penalty fee will be applied to the room. Emotional support Dogs do not qualify as ADA approved. PLEASE NOTE: DOGS ARE NOT ALLOWED IN ANY OF THE COMMON AREAS OR SHARED SPACES.
- Kinn Guesthouse is compliant with the Americans with Disabilities Act (ADA) and offers accessible rooms within the hotel. Please ensure requests reach the hotel by placing it in the comments section of the online reservation form, or by contacting customer service after the reservation has been made.
