You don’t have to go very far outside of Boston to find a perfectly idyllic seaside town — Portsmouth, New Hampshire is full of shops, restaurants, cafés, and at least one delightful little boutique hotel. Massachusetts-based Lark Hotels took over this 1881-vintage Victorian house and turned it into The Hotel, whose 32 rooms effortlessly blend the 19th-century charm of the existing structure and a light, contemporary, modernist-inspired style that’s a breath of fresh air in a region where tradition, in hotels and design alike, still reigns supreme.
Rooms range from cozy queens to more expansive kings and on up to some downright expansive suites, but at all levels they come with thoughtful touches like USB charging ports and iPads loaded with information about Portsmouth’s various attractions. There are no end of restaurants to explore, but The Hotel will supply a small-plates-style breakfast and occasional bites during the day. Meanwhile the location, on the edge of the historic city center, places you within walking distance of all the best that Portsmouth has to offer, from Market Square to the waterfront and beyond. The Hotel isn’t literally the only hotel in town, but it might be the only one you need.

Need to Know
- Deposit: For a multiple-night stay, a deposit of half of the total charges is due at the time of booking at our Portsmouth New Hampshire boutique hotel. For a one night stay, the full amount is due as a deposit.
- Cancellations: For any cancellation or change of dates, The Hotel Portsmouth must receive 7 days notice prior to your arrival date for a refund of your deposit, less a $25 fee per room. If any full or partial cancellation is made within 7 days, regardless of the reason, your deposit will be non-refundable. You are always welcome to send a friend or family member in your place.
- If any change of dates (including shortening a reservation) is requested within 7 days, regardless of the reason, a one-time change is permitted, subject to availability and minimum stay restrictions. There is a $75 fee for this change and your deposit becomes non-refundable. As of the date of arrival, a shortened stay will be responsible for the full cost of the original reservation.
- Accessibility: Due to the architecture of the historic building, the hotel is able to offer only one ADA accessible accommodation. Please call the hotel to arrange.
- Smoking and Candles: The Hotel Portsmouth is a smoke-free property. A $250 cleaning surcharge will be imposed to any room where guests have smoked or burned candles with disregard for our policy.
- Guest Responsibility: While accidents do happen, guests will be financially responsible for damage due to gross negligence.
- Breakfast: A light continental breakfast is served daily, complimentary for guests.
